If you are a newly landed immigrant you can still qualify for a mortgage. In most cases lenders will require a larger down payment—25 to 35 per cent—than they would from an established Canadian citizen, but in this case, you do not have to provide proof of employment or an established Canadian credit history. Each lender looks at new immigrants differently. If you are a new immigrant and can provide proof of income to service the mortgage, many lenders will provide the mortgage with as little as 10 per cent down. As with the larger down payment mortgages, the lenders do not require an established Canadian credit history, as most immigrants will not be able to meet that criteria.
